When the Old Insulation Has to Go
Insulation removal and replacement is the right call when the material in your attic is doing more harm than good. In San Angelo attics we find insulation packed down to a couple of inches, stained from old roof leaks, full of rodent nests and droppings, or left in ragged patches after years of cable, HVAC and plumbing work. Adding more on top of that buries the problem. Taking it out lets us clean and seal the attic properly before new insulation goes in.
Signs it is time
- Insulation that is wet, stained or smells musty
- Droppings, nests or tunnels from rodents
- Smoke or water damage after a fire or roof leak
- Material so compressed it no longer covers the joists
- Uneven coverage after years of trades working in the attic
- Loose, pebble-like vermiculite, which needs testing before anyone disturbs it
How removal works
We use a high-powered vacuum that runs a hose from the attic to a collection bag outside, so the old material does not travel through the house. Floors and the path to the attic are covered. After removal we clean up debris, and the attic is open for sealing. That is the best chance you will get to seal every gap in the ceiling, because nothing is hiding them.
Vermiculite and asbestos
If we find vermiculite, we stop. Some vermiculite contains asbestos, and it should be tested before it is touched. If it tests positive, removal is a job for a licensed abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255. We can insulate after the attic is cleared.
Removing spray foam
Spray foam is harder to remove than loose fill. It has to be cut or scraped away, which is slower and costs more per square foot. That is usually needed only when foam was installed badly, covers a roof that needs work, or blocks a sale. We quote foam removal only after seeing it.
Replacing it
Once the attic is clean and sealed, we install new insulation to the depth you choose, usually blown-in to R-38 or R-49 for Zone 3, or foam on the roof deck if that suits the house better. Pest damage is a good reason to talk to a pest control company first so the problem does not come back.

Insulation Removal & Replacement Questions
Do I need to remove old insulation before adding new?
Only if it is wet, contaminated, moldy or badly damaged. Dry, clean insulation can stay and be topped up.
How long does removal take?
Most attic removals take a day, with sealing and new insulation the same day or the next.
What about rodent droppings in the attic?
They come out with the insulation. Talk to a pest control company about entry points so the problem does not return.
Can you remove vermiculite?
Not until it is tested. If it contains asbestos, removal goes to a licensed abatement contractor.
